TCC approves initial zoning and annexation for 22 single-family residential subdivision

The Toccoa City Commission approved an initial zoning and annexation request for a new residential subdivision during its meeting on Monday. The requests were from Brittsco, LLC for the property located in the 1300 block of Fernside Drive.

City Attorney John Dickerson opened the public hearings for the two requests.

The requested zoning classification for the property is R-1B: Single-family Residential District. Under R-1B: Single-family Residential District allows up to five houses per acre.

Mayor Jeanette Jamieson asked what R-1B meant for the property? City Manager Billy Morse explained that it allows for a higher density housing development.

Commissioner Terry Carter asked where on Fernside Drive the subdivision would be located. Morse explained that it will be located right next to Boulder Drive.

Jamieson asked how many acres the subdivision would be on. Commissioner Gail Fry and Community Development Director Connie Tabor said the property was 9.55 acres. And that the developer plans to build 22 single-family residences on the property.

Tabor presented the Planning Commission’s recommendation for the two requests.

The Toccoa Planning Commission is recommending both requests be approved by the City Commission.

Fry said housing is a problem in Toccoa-Stephens County and she’s grateful for the developer, Stephen Caudell’s willingness to invest in Toccoa.

Carter said he agreed with Fry’s comments and added that the quality of these homes will be a big improvement for Toccoa.

A motion approving the initial zoning request and waiving the second reading was made by Fry with Vice-Mayor David Austin seconding the motion.
