New Subdivision Approved by Toccoa City Commission

 

Phase 1 of the new subdivision will feature four new homes

A new subdivision is in the works in Toccoa and work is already underway.

At Monday night’s City Commission meeting, the Board approved a plan by developer Clay Ortiz to begin construction.

He said the new development is going in at the intersection of Hayes St and E. Doyle St.

“That point right there is the first phase and there’s going to be nine houses there,” Ortiz said Tuesday. “The second phase is on the other side of East Doyle and we haven’t gotten all our surveying back yet. So, we’re not sure how many houses we can get on that piece of property, based on the minimum requirements from the City, but there will be at least 19-26 homes total.”

Phase 2 will feature 19-24 new ranch-style homes

That piece of property had been a mobile home park. City Commissioners approved a request by Ortiz to rezone the property to residential, and he said they are now in the process of removing the mobile homes.

“We’ve got all of the trailers out on the first phase, except for one we’re going to use as our construction office,” he said. “There’s another trailer park that is taking those trailers. We told them we them all out by the end of next month.”

According to Ortiz the new subdivision will be comprised of mid-priced ranch homes with certain upgrades.

“They’re averaging around 1300 square feet. So, they’re going to be $150,000 and below, depending on which plan it is. They’re going to be energy efficient. They’re going to be starter home prices, but not starter home quality. We’re going to do more upgrades,” he explained.

Those upgrades he said will include extra insulation, upgraded windows and trim, and upgraded roofs.

Ortiz said the first four homes should be ready for sale by mid-June.
