Toccoa City Commission Supports Allen Park Development

Monday’s work session of the Toccoa City Commission included a proposal from TBG Residential of Atlanta for a proposed Allen Park development. TBG Residential is an Atlanta based real estate firm specializing in the development, construction, and management of affordable apartment communities for families and seniors. Allen Park is a proposed 64 unit apartment community comprised of 12 one bedroom one bath, 36 two bedroom two bath, and 16 three bedroom two bath units located in the City of Toccoa on a proposed 7.89 acre site located on the northwest side of the intersection of East Doyle Street Extension, Hayes Street, and Hillcrest Drive. The property is currently the location of Rainbow Park Mobile Home Park.

TGB Residential representatives Tom Gladis and Kevin Buckner shared with commissioners the timeline for the development if approved. Gladdis commented “It generally takes about 12-14 months to build an apartment complex this size. The timeline is we submit the application to the Department of Community Affairs. They make a decision on whether they will allow the credits probably around November of this year. It then takes about six months to do our final construction drawings and civil engineering and put together our partnership agreement with our investor.” Buckner added “June or July of 2016 probably starting construction and opening up in 2017.”

The proposed Allen Park development will have four residential buildings and a community building that will house the leasing office, a large community room, and on-site laundry. The property will also have a swimming pool with a splash pad, playground, and covered picnic shelter with grills. The architecturally designed buildings will be comprised of two-story structures with the exception of the community building.

Allen Park would be the first, family tax credit development located in the City of Toccoa.

Toccoa City Commissioners agreed to adopt a resolution and letter of support for the Allen Park development during the commission meeting on Monday.
